DESIGN DEVELOPMENT / CONCEPTUAL ARCHITECTURE PROJECTS

Conceptual design is the key phase in project designing and the basis for any further project development and obtaining location/ construction permits. It is developed according to project task design and investor’s needs. The project task design needs to define all the essential elements of the project in terms of functional organization of space and aesthetic characteristics. It also defines all spatial dimensions to gain an overall impression of the project and to determine which project maps of the main project design are needed. If necessary, various versions of spatial organisation are produced in order to ultimately select a solution that meets the pre-requirements and wishes of the investor. The same conceptual design is used in obtaining of special construction conditions with the aim of obtaining location / construction permit. A complete conceptual design includes all key factors of a project, such as building construction, electrical and water installation plan, construction physics, fire prevention, etc.

MAIN ARCHITECTURE PROJECTS

In cooperation with other professionals, and in role of a Chief project design engineers, we coordinate all aspects of a project to gather all necessary documentation to obtain a valid building permit. Detailed technical elaboration of the conceptual design includes all essential construction elements and dimensions of the building. As well it is consisted of textual and graphic elements as basis for other professions main projects maps. It consists of drawings and descriptions.

As part of the main projects, and in line with investor's wishes, a bill of quantities (BOQ) is prepared on the basis of which is possible request tenders and sign construction contracts. Based on the appointing of the investor, and in line with the Construction Act the design of all main projects of specific professions necessary to obtain the construction permit are being coordinated. Chief project design engineer of the project is responsible for consistency among all main projects. All projects need to comply with current spatial planning documentation and all location conditions.

Main project design is a set of interrelated projects which provide technical solutions for the building and prove compliance with important construction requirements, Act on Physical Planning and Building Tasks and Activities, Construction Act, and other professional and technical regulations. As part of the development of the main project design, the following project maps are created:

DETAILED ARCHITECTURE PROJECTS

By elaborating a project in appropriate scale and elaborating details, all main elements of a project are being completed. By a thoughtful approach and a presentation of the methods of solving individual construction elements, the methods of connecting construction products, potential problems in the building such as thermal bridges, the appearance of moisture, construction damage, etc. are avoided. Detailed design project is prepared separately for projects of individual professions, and they are used to provide more detailed technical solutions of the designed building -in order to meet the basic conditions specified in the main project. The detailed architectural project contains all the graphic representations depending on the type of building and its technical solution, necessary for the building to be constructed in the manner to meet important construction requirement specified in the main project. As part of the construction projects, bill of quantities (BOQ) is also provided and they can be used to request tenders and sign construction contracts. BOQ is prepared separately for all individual types of works provided for in the project. It elaborates in detail and graphically presents the building with all the individual representations and descriptions necessary for construction. It contains more detailed drawings from the main project, detail drawings, carpentry and metalwork schemes, etc. It also develops bases for project designers from other professions and integrates their solutions all the way to the final execution solution. All drawings are detailed and adapted for easy use on the construction site.

ASSESSMENT OF CONSTRUCTION POSSIBILITY

In order to determine that the construction of a planned project on a parcel is possible, as well as to determine the important parameters for a project, it is necessary to complete certain preliminary activities which prevent potential problems. These activities consist of assessment of construction possibility according to valid spatial-planning documentation, negotiations with the investor, detailed site analysis and project task design. To check the possibility of construction according to the valid spatial planning documentation, it is necessary to determine which spatial planning documentation is valid, on the basis of which the construction possibilities on the construction plot are defined, and in accordance with it, determine reference parameters such as coefficients of construction and usability, conditions of use, number of floors, height and design parameters of the building, etc. Further negotiations with the investor and site visits lead to wider insight into the subject matter is gained and a final project task design creation.

REVIEWS AND ANALYSIS OF EXISTING BUILDINGS CONDITIONS

Existing building conditions before the start of the reconstruction design is determined by a detailed inspection of the building, by checking the data on the building act on the basis of which the building was built, by reviewing the project documentation of the building or in another appropriate manner. A detailed inspection of the building records the spatial planning elements of the building and determines the materials from which the building is built, the composition of the layers of the structures, any damage and defects visible on the building, etc. After a detailed survey, drawings of the existing condition of the building and a technical description of the existing condition of the building  being reconstructed are prepared, along with a check of the level of fulfilment of the important construction requirements for the building. Information about the act on the basis of which it was built, i.e. by which it acquired the status of a legally built building, consists of a review and analysis of construction acts (constructing and use permits, decisions on the condition of illegally built buildings, use permits for buildings built before February 15, 1968., use permits for buildings built, reconstructed, renovated or rehabilitated in the implementation of regulations on renovation, i.e. regulations on areas of special state care, etc.) and attached project documentation.
